This is a 15 hour/week internship, running from August 19, 2024-December 13, 2024. All 15 hours/week must be completed onsite (300 Blackwell Street, Durham, NC 27701). This internship is a part of the Emerging Leaders Program, a partnership between Capitol Broadcasting Company and Leadership Triangle.

Job Description:

The Commercial Real Estate Associate Intern will be exposed to the full discipline of the commercial real estate process during the internship – from market analysis during the ideation stage to leasing on the back-end stage. During the internship, the candidate will be tasked with projects such as:

  • Financial analysis and underwriting of potential real estate investment and development opportunities. This will require the intern to research potential market fundamentals and trends, to use Excel to create financial models demonstrating potential investment returns and prepare presentations in PowerPoint to facilitate recommendations to an internal investment committee.
  • Lease analysis and review. This will require the intern to prepare Excel-based financial models to assist our leasing professionals during lease negotiations. In addition, reviewing lease documents and abstracting key terms will also provide the intern with valuable exposure to the legal details of major lease negotiations.
  • Design review and project management support. The intern will be exposed to work-product from contract design professionals and assist the development and operations teams review of master plans and support the development team with scheduling, cost management, and oversight support.
  • Analysis of legacy real estate assets. Develop a full ROI analysis of an operating business within one of the legacy real estate projects. This would involve understanding all investments made in the equipment, start-up costs, operating expenses specific to the business and revenue.

Preferred Majors:

The ideal candidate will be a second-year student within NCCU’s MBA curriculum with real estate career aspirations.

What Success in this Internship Looks Like:

The ideal candidate demonstrates a passion for learning commercial real estate investment and development and applying the skills learned within their academic study to real projects. The candidate combines the ability to take direction and coaching on tackling a new project or assignment with initiative and resourcefulness to find a solution – while also not hesitating to ask questions when stuck or uncertain. This candidate thrives on multi-tasking with a variety of projects and timelines and enjoys working within a team dynamic.

The Emerging Leaders Program:

The Emerging Leaders Program is open to students at North Carolina Central University and Shaw University. There are multiple internships at Capitol Broadcasting Company offered through the Emerging Leaders Program; please only apply to one internship.

As a part of this internship, you will complete 50 hours of leadership training with Leadership

Triangle. Your hours with Leadership Triangle are a paid component of the program and all sessions are mandatory. As an Emerging Leader, you will be paired with a leadership mentor who will support you in three 1:1 sessions. You will be introduced to leaders throughout the Triangle community and have opportunities to network and grow your professional community. All students who successfully complete the Emerging Leaders Program will be admitted into the lifelong Goodmon Fellowship.

Additionally, you will take part in a mandatory cohort-only retreat in Rocky Mount, NC. The retreat is scheduled for Saturday, October 12 - Sunday, October 13. Leadership Triangle has arranged lodging. Meals will be provided. Emerging Leaders are expected to arrange their own transportation.

Emerging Leaders will be paid $16/hr. Additionally, each intern will receive $80/month as a transportation stipend. If you do not have your own car, you will likely spend more on transportation than is covered by the stipend. Leadership Triangle will administer all payments. This is a cohort based program, designed to promote networking across local HBCUs.
