Primary Function of Organizational Unit
The Facilities Operations Unit reports directly to the Assistant Director of Utilities Services and Operations and is responsible for the planning, repair, renovation and maintenance of all NCCU facilities.
Primary Purpose of Position
The primary purpose of this position is to supervise and coordinate the maintenance shop in the repair, installation, and upkeep of campus HVAC systems to ensure safe, efficient, and reliable operations. This role plans and assigns daily work activities, defines job duties, and completes performance evaluations while maintaining and updating complex repair and preventive maintenance plans and conducting routine equipment inspections. The position is responsible for training staff and coordinating formal training as needed, as well as monitoring shop operations to ensure work is completed efficiently and within budget, including ordering and tracking materials and supplies. The supervisor diagnoses, troubleshoots, and repairs HVAC systems and components such as thermostats, electrical systems, motors, chillers, air handling units, pumps, cooling towers, piping, and water heaters, and oversees the installation and replacement of equipment. Additionally, the role ensures accurate completion of work orders, testing reports, and required documentation, participates in on-call rotations to address emergency needs, and provides oversight of contractors to verify work is completed according to plans and specifications. The position also collaborates with project managers and assists with repairs and special projects as needed.
Required Knowledge, Skills, and Abilities
  • Comprehensive knowledge of HVAC systems, refrigeration, the National Electrical Code, and applicable state and local regulations.
  • Ability to interpret and communicate complex projects using oral instructions, blueprints, and technical drawings.
  • Ability to plan, organize, and layout work assignments from sketches, specifications, and verbal direction.
  • Skilled in the use of electrical metering devices, diagnostic tools, and standard HVAC equipment.
  • Demonstrated ability to plan, assign, and supervise the work of others.
  • Working knowledge of Banner or similar enterprise systems, and proficiency in Microsoft Office applications (Word and Excel).
  • Ability to monitor budgets, track expenditures, and manage resources effectively.
  • Ability to work independently with minimal supervision and demonstrate initiative to complete projects and assignments.
  • Strong problem-solving skills with the ability to exercise sound judgment and discretion.
  • Ability to work flexible schedules, including weekends and special events (e.g., commencement, convocations, athletic events).
Minimum Education/Experience
  • High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work.
