Purpose of Department:
The mission of the department of Building and Grounds at William Peace University is to create and support a well-maintained campus infrastructure and to provide the highest quality service in a responsive and efficient manner to all our students, staff, faculty and visitors.
Summary of Position:
The Maintenance Technician performs preventative maintenance and journeyman-level repair of William Peace University facilities from multiple trade areas including: electrical, plumbing, HVAC, drywall, painting, and carpentry. The Maintenance Technician also performs basic vehicle maintenance and grounds-keeping work as needed to ensure that university vehicles and grounds are maintained appropriately. Reporting to the Associate Vice President (AVP) for Facilities, the Maintenance Technician functions independently performing tasks received through an online work order system and from direction given by the AVP. The Maintenance Technician collaborates with the AVP, vendors, and contractors as required on complex and unusual maintenance requests and problems.
Essential duties and responsibilities:
Reporting to the Associate Vice President for Buildings & Grounds, the individual holding this position is responsible for, but not limited to, the following duties:

  • Respond to work order requests in professional and timely manner documenting work activities and resolutions to issues.
  • Determine appropriate repairs and solutions based on the details provided in the work order and through communication with the reporting party, supervisor, etc.
  • Identify the cause of a problem, determine materials, tools needed, and methods of best corrective action needed to prevent recurrence. The technician is expected to carry repair procedures independently.
  • Participate in project planning and completion of discussions.
  • Install, maintain, alter, or repair plumbing, HVAC, and electrical fixtures.
  • Carpentry requirements include the ability to understand design tools (drawings), use of tools/equipment and complete as designed for the project.
  • Repair/replace small motors and pumps. Install /relace electrical fixtures and components.
  • Prep walls and surfaces for interior and exterior painting. Paint surfaces using brushes, rollers and spray methods.
  • Install and change out fixtures; clear lines, run lines as related to plumbing issues.
  • Perform basic maintenance on vehicles, golf carts and yard equipment. Maintain maintenance schedule and ensure that preventative maintenance is performed by outside vendors in timely fashion.
  • Assist grounds technicians when needed. This may include seeding; mowing; installing plants; trimming; edging; performing general care of grass and flower beds; maintaining paths, roads, and parking lots; and participating in the removal of dirt, rubbish, snow, leaves, and refuse.
  • Use hand and power tools to complete assigned tasks.
  • This position is considered mandatory/essential and will be required on campus under all conditions of the Adverse Weather and Emergency Closing policies.
  • Perform other job-related duties and projects assigned.

  • Knowledge of the appropriate and safe methods, practices, tools, and materials used in the general maintenance and repair of buildings, tools, and equipment.
  • Working knowledge and experience exhibiting journeyman-level skills in multiple trades.
  • Working knowledge of building codes.
  • Ability to work outdoors in variable weather conditions.
  • Ability to wear protective equipment as required.
NOTE HVAC tasks my require certification by the Environmental Protection Agency as a Type I, II, III or Universal technician as required by Title 40, Code of Federal Regulations Part 82, Subpart F.
Preference will be given to applicants that possess a valid NC Electrical License (limited license or greater) and / or demonstrate HVAC controls experience.
Completion of OSHA 10 hour course will be required within 6 months of employment (at employer expense)
Minimum Qualifications:
  • High school graduation or GED with at least two years of relevant experience in trades. Certifications if/as required by any assigned tasks.
  • Must possess working knowledge of the methods, practices, and materials used in the effective maintenance and repair of commercial and residential buildings.
  • Must be able to operate equipment including: yard equipment, manlifts, vehicles.
  • Must be able to work in tight spaces and various heights using ladders and lifts.
  • Must be able to follow oral and written instructions.
  • Must be able to read diagrams and MSDS and produce written documentation of work assignments.
  • Must be available for emergency call-back during the evening and on weekends. Occasional overtime.
  • Must be able to lift 50 pounds.
  • Must possess a valid NC driver’s license or have the ability to obtain one within 60 days of hire.
Preferred Qualifications:
Five or more years of relevant, progressive experience in trades.
Experience reading blueprints, schematics, and drawings.
Experience using an automated work order system.
Experience using Microsoft Office Suite.
